Terms & Conditions

These terms and conditions apply to every Gleneaston Homes quotation, order and installation. They mirror the T&Cs that appear at the end of every quotation PDF.

  1. 01Definitions

    “Gleneaston” / “we” / “us” means Gleneaston Homes Ltd. “You” / “the Customer” means the person named on the quotation. “The Works” means the design, fabrication and installation of the modular home extension described in the quotation.

  2. 02Quotation & acceptance

    Every quotation is valid for 30 days from the date of issue. A binding contract is formed only when you accept the quotation and pay the initial deposit. Prices are quoted in euro and include VAT at the rate stated on the quotation.

  3. 03Site survey

    All quotations are prepared from the information and choices you entered in our online configuration tool and are subject to a site survey. Following the survey we may revise the design, specification or price. Any revised price will be confirmed to you in writing before the Works proceed.

  4. 04Payment terms

    40% on acceptance of the final quotation; 50% the week prior to on-site commencement; 10% on completion of installation on site. On-site works do not commence until the second payment is received. Title to the extension and all materials remains with Gleneaston until payment has been received in full; risk passes to you on installation.

  5. 05Deposits

    The initial deposit secures your order and your place in the manufacturing schedule. Once off-site manufacturing of your bespoke extension has commenced, deposits and payments are non-refundable, as the goods are made to your specification.

  6. 06Bespoke goods / cancellation

    Your extension is manufactured to your specifications and is clearly personalised. Accordingly, the statutory 14-day cancellation right that applies to certain distance and off-premises consumer contracts under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 does not apply once manufacturing has commenced. Your other statutory consumer rights are unaffected.

  7. 07Variations

    Any change to the agreed specification requested by you, or arising from site conditions found during the survey or installation, must be agreed in writing. Additional works are chargeable and will be quoted and agreed before being carried out.

  8. 08Customer obligations & site preparation

    Before the confirmed installation date you must, at your own cost: clear the installation area of all existing paving, planting, fencing, dividing walls, structures and obstructions; ensure the site is safe, level and freely accessible; and identify the location of all underground and overhead services. If we are required to carry out clearance works, these are charged at €40 (excl. VAT) per person per hour.

  9. 09Access & delivery

    Your SIPs are delivered by road directly to your site. You are responsible for ensuring adequate, unobstructed access for the delivery vehicle. Where access is restricted, additional costs or rescheduling may apply.

  10. 10Connections

    We make the electrical and drainage connections between your extension and your existing home as part of the Works. Connection to your existing heating system is available on request and is quoted separately following the site survey.

  11. 11Planning & regulations

    It is your responsibility to confirm that the Works are exempt from planning permission or to obtain any required permission, and to comply with the Building Regulations. We will advise where we can, but we accept no liability for works carried out without the necessary consents.

  12. 12Timescales

    Any dates or durations given are estimates made in good faith. We are not liable for delays caused by matters outside our reasonable control, including adverse weather, third-party contractors, site conditions, access issues, supply-chain delays or force majeure.

  13. 13Warranty

    We provide a structural warranty on the extension as manufactured and installed by us. Individual components (doors, windows, glazing, roofing membrane, fittings) carry their respective manufacturers’ warranties. The warranty excludes damage arising from misuse, alteration by others, third-party works, or failure to maintain the extension.

  14. 14Snagging & completion

    On completion we will agree a snag list with you. Minor snags do not delay the final payment, which falls due on installation. We will remedy agreed snags within a reasonable period.

  15. 15Liability

    Our total liability under or in connection with this contract is limited to the total contract price. We are not liable for indirect or consequential loss. Nothing in these terms limits liability for death or personal injury caused by our negligence, or for any liability that cannot be excluded by law.

  16. 16Insurance

    We maintain appropriate public liability and product liability insurance. You should ensure your own property insurance is in place and notified of the Works.

  17. 17Data protection

    We process your personal data in accordance with the GDPR and the Data Protection Act 2018, solely to provide the Works and as set out in our Privacy Policy.

  18. 18Complaints & disputes

    Any complaint should be raised with us in writing in the first instance and we will work with you to resolve it promptly.

  19. 19Governing law

    This contract is governed by the laws of Ireland and subject to the exclusive jurisdiction of the Irish courts.
